Belconnen took shape as a major Canberra district through the 1970s and into the 80s, and that era defines its housing: freestanding brick homes and townhouse complexes across Kaleen, Florey, Bruce, Hawker, Holt and Page. A large proportion still have their original kitchen - laminate benchtops, dated cabinetry, closed-off galley layouts that don’t suit how families live now. That often involves removing or modifying a wall, which can be load-bearing - so it brings structural work and likely ACTPLA building approval into the job. We design the options in 3D, advise exactly where approval and a building certifier are needed, and never quietly skip that step to win the work.

Belconnen has a strong mix of freestanding homes and 1970s-80s townhouse complexes. Townhouses can have body-corporate rules around structural changes and noise, and shared services to work around; freestanding homes give more freedom to reconfigure. We tailor the plan to which you have - and to the non-standard cabinet openings common in this era, where custom cabinetry fits far better than flat-pack.

Some Belconnen homes pre-date the mid-1980s and can contain bonded asbestos in wall sheeting, vinyl floor backing and old splashbacks, and the broader ACT carries the Mr Fluffy loose-fill asbestos legacy (insulation installed 1968-1980). Before any demolition we identify suspect materials and arrange licensed testing and removal where needed. It’s built into the program honestly, not sprung on you mid-job.
